Suitable for experienced landlords who needs a specialist letting agent to source and select a tenant, negotiate the best terms on his behalf and get up-to-date advice on the constantly changing rental market. The service involves all aspects of the letting process, handing over to the landlord thereafter.

Letting & Rent Collection Service

For the more experienced landlord who needs a specialist letting agent to source and select a tenant, negotiate the best terms on his behalf and collect the rent throughout the tenancy but does not require a full property management service we understand the importance of rental monies being paid to you on time and the problems that can occur when it is not.

 

We are dedicated to ensure that all rental payments are processed as quickly as possible into your own account without inconvenience.

Services include:

  • No obligation appraisal, Free consultation and assessment of market rental value.

  • Careful vetting and referencing of prospective tenants.

  • Marketing your property, matching a suitable tenant.

  • Monthly issue and rent statements.

  • Undertaking all administration, preparation of the Tenancy Agreement and Notice to Leave.

  • Provision of a rent collection service with electronic transfer of money into your bank account.

  • Annual Statement of Account for tax purposes.

  • Handling of all minor repairs to your property and contents.

  • Checking tenants in and out of the property and where appropriate preparing a schedule of dilapidations.

Full Property Management

Once your property is let the work doesn’t stop there.

 

Today’s tenants can be quite demanding, expecting maximum value for their rental.

 

Whether it is a fridge failure or a leaking shower you can be sure any tenant will want a swift repair however inconvenient the moment may be for you.

Lease Agreement

Guarantee monthly rental, we fully manage your property including all utility bills and will be responsible for all interior repairs according to agreement.

 

For your piece of mind, we also provide regular monthly reports for the property so you are updated on its condition.

A detailed inventory is conducted at the start of all tenancies, this leads to a much higher incidence of the property being returned to the landlord in the same standard, less normal wear and tear, at the end of the tenancy.

 

A separate Checkout Assessment including a defects and deficiencies report can be provided upon request at no extra fee.

We do not charge unless your property is let and we achieve near 90% occupancy throughout the year for the properties which are currently on our books. It's quite simple - if your property is not let, we make no money either.
